The buyer journey end-to-end. How listings are unmasked, how diligence works, what escrow looks like, the financing structures we offer beyond cash, and the post-sale handoff that protects both you and our network.

Six steps

The buyer journey.

  1. Step 01

    Browse + create account

    Inventory is publicly browsable with masked domain names and performance bands. Create a free account to unlock full details on individual listings — domain name, full Google Analytics access, revenue P&L, content sample, and EmDash demo.

  2. Step 02

    NDA + verification

    Sign a one-page NDA covering all listings you unmask. We verify identity and budget capacity. Standard for marketplace transactions — protects sellers from competitor research and us from time-waster inquiries.

  3. Step 03

    Diligence + offer

    Review traffic, revenue, content, backlinks, EmDash setup. Ask questions through the listing thread. Submit your offer — full asking price, counter, or financing structure. We respond within 48 hours.

  4. Step 04

    Agreement + escrow

    Once terms agreed, we draft an asset purchase agreement. Escrow.com (or comparable) holds buyer funds. Standard transaction structure used by Empire Flippers, FE International, and the rest of the industry.

  5. Step 05

    Transfer + verification

    Domain transfer initiated at registrar. EmDash data export delivered. Buyer verifies receipt of all assets. Escrow releases funds to seller on buyer confirmation. Typically 5–10 business days end-to-end.

  6. Step 06

    Post-sale handoff

    Domain leaves our nameservers within 30 days. Optional hosted EmDash SaaS continues only if you choose it. AUP applies if you stay on our infra. Otherwise you migrate to anywhere — full export delivered at close.

Financing

Five ways to buy.

Not every buyer can or wants to write a cash check. Bring us the structure that fits; we'll work it out.

Outright purchase

Full asking price paid at close. Most common for properties under $20k and for premium domains. Money in escrow, asset delivered, escrow releases. Done.

Rent-to-own

Monthly payments toward ownership over 12–24 months. Lower entry cost; we hold title until paid. Default forfeits the asset back to us with no refund of payments made. Best for operators with proven track record who can't write a single big check.

Seller financing / carry

Sale price paid over 12–36 months at agreed interest. We hold title until paid in full; buyer operates. Default returns the asset to us. Used for larger transactions ($30k+) where buyer cash flow doesn't match a lump sum.

Lease

12-month operating lease. Buyer pays monthly to operate; we retain ownership. Buyer keeps revenue, pays lease fee. Lease can roll to rent-to-own at end of term if buyer wants to convert.

Revenue share

Buyer pays nothing upfront. We retain ownership; buyer operates and splits monthly net revenue. Aligns incentives; requires trust + reporting infrastructure. Used selectively for proven operators.

Post-sale handoff

Cluster-exit policy.

Within 30 days of close, every sold asset leaves our nameservers and (unless on hosted EmDash) our infrastructure. This protects buyer independence and protects our network from anything that could happen on a sold property post-sale.

  1. 01

    T-7 days (pre-close)

    Optimization engine excludes the domain from any further automated changes. Content locked. EmDash data snapshot captured.

  2. 02

    T-0 (close)

    Domain transferred at registrar. Full data export delivered: content dump, analytics history, sitemap, schema, redirect map, EmDash database export. Buyer signs receipt.

  3. 03

    T+0 to T+30 (grace period)

    Domain still resolves through our nameservers and Linode edges. Buyer migrates at their own pace. AUP applies (no malware, no spam, no copyrighted content, etc.).

  4. 04

    T+30 (mandatory exit)

    Domain leaves our nameservers. Default move is to Linode's free anycast NS (ns1.linode.com through ns5.linode.com) — zero buyer effort, looks generic, no portfolio signal. Buyer can also use Cloudflare/Route53/registrar DNS — their choice.

  5. 05

    Optional: hosted EmDash SaaS

    Buyer stays on our infra under AUP. Recurring SaaS fee. Convenient and includes managed updates, edge delivery, and EmDash version upgrades. AUP violation triggers 7-day cure → suspension → mandatory migration.

FAQ

Common questions.

Why are domain names masked on public listings?

Sellers don't want competitors researching their site before a serious buyer is qualified. Buyers don't want to chase listings without commitment from the seller. Masking until NDA is standard for marketplaces over $10k — Empire Flippers, FE International, and others do the same.

Is the asking price firm?

Asking prices reflect our floor. We'll consider offers below asking on performance listings over $25k; we'll respond accept / decline / counter within 48 hours. Premium domains and reverse-auction listings are firm at the listed price.

What happens if the buyer defaults on rent-to-own?

Default forfeits the asset back to us with no refund of payments made. The terms are spelled out clearly in the asset purchase agreement. This is standard structure for rent-to-own across asset classes.

Do you finance buyers?

Not directly with our balance sheet, but we offer carry/seller-financing structures where buyer pays over time. We also recommend Boopos and similar SMB financing companies for separate buyer financing — we can introduce.

Can I keep the site on EmDash after purchase?

Yes — that's the hosted EmDash SaaS option. Monthly subscription continues post-sale. Includes managed hosting, EmDash version updates, edge delivery, and AUP-monitored isolation. Cancel anytime; we'll provide a clean export to wherever you want to migrate.
